A primary function of the Assessing Department is to determine annual assessments. This is a year-long process that involves a sales analysis of each Township neighborhood. The Department obtains information regarding every sale or transfer of property within the Township from recorded deeds and submitted Property Transfer Affidavits. This data is public information and is used in the neighborhood sales studies.
The neighborhood sales analysis is a statistical breakdown that compares current assessments to current sale prices. Assessments are to be at approximately 50% of market value. The purpose of the neighborhood analysis is to determine how much the assessed values in each neighborhood should change based on recent real estate market sales to bring them to 50%. These results are instrumental in determining the next year's assessed values.
